This is the estimate to repair my house. To make sure you see the number, the total: $115,055.00 Keep in mind that on the day of the inspection, it was snowing too badly to do an exterior inspection so all exterior work has been omitted from consideration for this estimate. Also the basement was not leaking at the time because, well the ground was frozen. So no cost estimate for that repair as well.
When considering those omissions, some additional work would be needed that is also not included here. This estimate also does not include the cost for doing work necessary after the major work is complete. That work would include; matching or replacement of wall paper, reinstalling plumbing, and electrical work. Some flooring will have to be replaced (ceramic tile and vinyl) due to removal in order to perform certain repairs. These costs are missing from the estimate.

Dear Mr. and Mrs. Santora,
The following is a thorough estimate of repairs which were requested to be done in your home. This proposal is providing an accurate breakdown of all necessary material and labor necessary to complete the job. As I had discussed in your home with you, it is highly likely there will be cost overruns which will affect the total bottom line. Of course, any changes to the contract price would be presented to you prior to the work being completed.
This estimate is being prepared based on my professional evaluation of the property and items which were pointed out by you during the walk-through. A number of items which were pointed out by you during the walk-through are not included in this proposal, either because they were not a structural defect in my review or I found them no worthy of a warranty repair.
The proposal is as follows:
SPECIFICATIONS - EXTENSIVE INTERIOR RENOVATIONS
All material and labor is to be furnished by R. A. Kalfas Home Improvement, Inc., unless otherwise specified. Price includes all permits, bonding and insurance required by the City of Strongsville. R.A. Kalfas Home Improvement, Inc. is hereinafter referred to as Contractor.
A majority of all walls within the home are out of square. When the walls are exposed and the walls are repaired, of course, this will involve other rooms which are out of square or will be affected by what we find within the adjoining room. This will be priced on a per room basis, but it is important to have a clear understanding that each and every room will be affected by this.
